    In 2050, almost 12 million people will live in North Texas.

    In 2050, almost 12 million people will live in North Texas. The Urban Land Institute’s North Texas District Council says that if trends continue, these North Texans will spend more time stuck in traffic than they do today and there won’t be enough water to meet their needs. Energy demands will be 20 percent above capacity. Many more acres of agricultural and open space lands will be converted to subdivisions and shopping centers.

    According to the ULI: “Compared to the past, more North Texans will be seniors, more of them will live in households that prefer transit-oriented housing locations, and they will be more ethnically diverse. For these reasons, the neighborhoods, jobs, services and amenities that the North Texans of 2050 will want and need will not be the same as in the past. ‘Business as usual’ will not meet these new market demands.”

    Vision North Texas — a private, public and academic partnership — will examine alternatives for the region’s future at a Sept . 18 conference at D/FW Airport. The keynote speaker will be architect and development finance expert Michael Buckley.

    Air ducts should be sealed with mastic sealant, a putty-like material that can be purchased at hardware stores. Because of the Texas heat, the glue on traditional duct tape dries out and loses its adhesive quality. Mastic never totally hardens so it doesn't dry out loosen with age.
